Data
Exclusions: Estimate of Single-Family Houses = 17,087. Data was excluded if
houses A) were not in a Residential District in
current and proposed zoning, B) were
not assumed to be a detached single family house by both the Newton Assessors
Database and Sasaki, C) If Sasaki only had a zero story height for the house.
This eliminated 153 houses, leaving a sample size of 16,934 single family
homes.
|
[1] Equations are empirically checked against
16,917 House Type Assignments and predicted the assignment in 16,914 cases. A
spreadsheet "HouseTypeEquationCheck" showing the empirical results
was sentto ZAP.
|
[2] Zoning Specs. from 8/7/20 Planning Department
memo. Sasaki Measurements and proposed
districts from 2019 Build-Out Analysis.
|
[3] The high nonconformity for Type C is because
1,144 out of 2,382 Type C homes have more than 1.5 stories and Type C only
allows 1.5 stories. The high nonconformity of Type D is because Type D is
only allowed by right in R1, but most Type D Houses are not in R1.
